Attic cleanup after rodents: what gets removed, sanitized and replaced

A rodent problem in an attic is really three problems stacked on top of each other: the animals, the contamination they left, and the openings that let them in. Solving only the first is the most common and most expensive mistake in this trade, because it feels like the job is done.

Why the insulation cannot stay

Rodent urine and droppings soak into blown insulation and stay there. The fibre is porous by design — that is the whole point of it — so it holds contamination the way a sponge holds water. Spraying a disinfectant over the top of it treats the surface of something that is contaminated all the way through.

There is a performance argument too. Insulation that has been urinated on, nested in and tunnelled through has been compacted and matted. It has lost the still air that makes it work. Even if it were clean, it would no longer be doing its job.

What removal actually looks like

• The access path and the rooms below are protected before anything comes down. Contaminated material travelling through a hallway is the fastest way to turn an attic problem into a house problem.
• Material is removed and bagged in the attic, not swept toward the hatch. Bagged at the source means the dust stays where it was.
• The attic floor and the framing are vacuumed, including the bays at the eaves where nobody wants to crawl.
• The exposed deck and framing get inspected while they are visible. This is when roof leaks, damaged wiring and structural issues are found, because it is the only time anyone can see them.
• Everything is hauled away. Nothing sits in your driveway waiting for a second trip.

What sanitation means and does not mean

Sanitation is treating the exposed surfaces after the contaminated material is gone. It is a real and necessary step, and it is not a substitute for removal. Any process that promises to sanitize contaminated insulation in place should raise your eyebrows: the contamination is inside the material, not on it.

The order, and why it is not negotiable

Exclusion first, then removal and sanitation, then new insulation. Every other order costs you money.

Insulate before sealing and you have buried the entry points under fresh material, which means the next visit starts by digging them back out. Sanitize before removing and you have treated a surface. Seal before removing and you may have trapped an animal inside the structure, which is its own unpleasant problem.

Whenever remodeling takes place, many companies require or prefer to work in a clean attic. Electrical, plumbing, HVAC and drywall crews often cannot provide services to homes that do not meet that condition.
